An asbestos survey is a systematic inspection of a building to identify asbestos-containing materials (ACMs). A qualified surveyor inspects accessible areas, takes bulk samples of suspect materials, and sends them for independent laboratory analysis. The findings are compiled into an asbestos register and management plan, which forms the basis of your ongoing duty-to-manage compliance under the Control of Asbestos Regulations 2012.
There are three main types: a management survey (previously Type 2) for normal occupation and use of a building; a refurbishment survey (R&D survey, previously Type 3) required before any building works that will disturb the fabric of the structure; and a demolition survey, which is the most intrusive form and covers the entire structure before it is demolished. A re-inspection survey is used to monitor the condition of previously identified ACMs and keep your register current.
A management survey on a typical residential property takes 2 to 4 hours on-site. Larger commercial properties may take longer. Refurbishment surveys cover specific work areas and typically take 2 to 6 hours depending on size and intrusiveness. Report turnaround is confirmed when the survey is booked and depends on the scope.
