Before demolition, asbestos information must adequately cover the proposed work. Buildings constructed or refurbished before 2000 may contain asbestos. The surveyor should assess the demolition scope and available records before agreeing the investigation.
A refurbishment survey covers areas affected by refurbishment. A demolition survey covers the structure or parts scheduled for demolition. Both require appropriate access to concealed spaces within their agreed scope; inaccessible areas must be addressed before disturbance.
The areas subject to intrusive surveying should be vacated. The surveyor and project team should agree access, segregation, utility isolation and arrangements for safe reoccupation where applicable.
Asbestos affected by demolition must be addressed before it is disturbed. Removal planning should reflect the material, condition and work category. Higher-risk work requires an HSE-licensed contractor; some other work is non-licensed but still requires competent people and suitable controls. Confirm any removal coordination or specification service separately.
