How it works
Common questions
HSE guidance recommends re-inspection at least once every 12 months as a minimum. Materials assessed as higher risk, those in poorer condition, in areas of higher activity, or more likely to be disturbed, should be inspected more frequently, typically every three to six months. Some HMO licensing authorities and commercial lease agreements specify more frequent inspections. Your management plan should state the required frequency for each material in your register.
Yes. A re-inspection surveys the materials previously identified and recorded in your existing asbestos register. We need a copy of your current survey report and register to carry out the re-inspection against the baseline data. If your original survey cannot be located or is too old to be reliable, we will recommend a fresh management survey to re-establish the baseline. This is also the case if areas of the building have been altered or previously inaccessible areas are now accessible.
If a material has deteriorated, our report will flag this clearly with an updated risk score and a recommended action. Depending on the extent of the deterioration and the material's location, this may include: increased monitoring frequency; repair or over-coating of damaged surfaces; encapsulation; or removal by a licensed contractor. For materials that have deteriorated to a point where removal is required, we can arrange a refurbishment survey and coordinate the removal works as part of our managed service.
Yes. We can carry out re-inspection surveys against asbestos registers prepared by another surveying provider, provided the report contains adequate detail to identify each material and its location. Where a previous report is incomplete or does not provide enough information for the intended management purpose, we will advise you before proceeding and recommend the most practical approach to bring your register up to the required standard.
No. A re-inspection does not search for new or previously undiscovered ACMs. It only revisits and reassesses materials already documented in your register. If the building has been altered, extended, or if areas that were previously inaccessible have become accessible since the original survey, a new management survey covering those areas will be required in addition to the re-inspection. Our surveyor will advise on this when reviewing your existing report.
Your re-inspection report will include: a summary of changes since the previous inspection; updated condition assessments and risk scores for every material in the register; photographic evidence of current condition; an updated asbestos register prepared with reference to HSG264 guidance; and a revised management plan with updated priority actions and timescales. The report is designed to support your duty-to-manage documentation and ongoing asbestos management responsibilities.
